5 Causes Of Roof Leaks And How To Prevent Them

Regardless of the reasons, a leaking roof is a pretty significant problem. Your attic and, by extension, the rest of your home is open to the wind and the rain. Wood rot, penetration points for pests, leaks and mold can start spreading quickly if they’re allowed to. As such, fixing these leaks as soon as possible is essential. Here are some of the most common causes of roof leaks and what you can do about them.

Shingle/tile damage

Tiles and shingles are the barriers between the underlayment material on your roof and the weather. They protect it from damage and help shed water to ensure it doesn’t pool. However, while usually extremely durable, they can sometimes be prone to chips, cracks and breakages, especially during stormy weather. Replacing your tiles or shingles when they become damaged is the best way to prevent leaks.

Underlayment wear

Sometimes, especially during strong winds, rain can get underneath your tiles of shingles. The underlayment is designed to offer a little more water redirection capability, but extensive exposure to rain and sun can damage it and make it ineffective. Moving on to some of the most common causes of roof leaks. Next is Flashing failures.

Flashing failures

Flashings are the thin sheets of metal that cover up the gaps left between tiles and exterior fixtures or walls. Over time, the caulking that connects these flashings to the roofing material can wear down, leaving a gap for water to penetrate. As such, it’s essential to have seasonal (or annual, at the very least) inspections of the flashings to spot any gaps or cracks in the flashings.

Debris in gutters/downspouts

Your gutters and downspouts are essential for redirecting water safely away from the roof and walls. When they’re filled with debris from leaves and dirt, water can back up underneath the shingles and cause roof leaks. Clean your gutters and downspouts as often as needed to prevent them from becoming clogged.

Branches and debris

Debris such as leaves, twigs, and dirt can back up water flow in the valleys and cause roof leaks. Branches that are too close to the roof can damage it when heavy winds blow. Be sure to have any debris cleared regularly and to trim branches as they grow too near to your roof.
