Why Roof Deck Damage Makes Full Roof Replacement Necessary

The roof deck, or sheathing, serves as the foundation of your roofing system. It is placed on top of the trusses to cover the rafters and support the shingles. If this part of your roofing gets damaged, the structural integrity of your roof would likely be compromised, paving the way for extensive damage.

Signs of Roof Deck Damage

Roof deck damage can occur in various ways. For instance, if your roof lost a number of shingles due to high winds, consistent UV exposure or age, this would leave the sheathing exposed to the elements, thus increasing its risk of damage. Excessive moisture in the attic, caused by insufficient venting, can create humid conditions and lead to the warping of the roof deck.

Below are some common signs that your roof decking has been damaged:

  • Mold or mildew in the attic

  • Sagging roof

  • Curling, buckling or missing shingles

  • Visible holes in the roof

  • Signs of deterioration around vent pipes, skylights, chimneys, etc.

Why Full Roof Replacement Is Necessary if the Roof Deck Is Damaged

In some cases, it’s not really necessary to replace the sheathing during roof replacement. But because the roof deck is an essential part of residential roofing systems, a full roof replacement is often the best way to ensure a longer life span for your roof.

If you have loose or missing shingles, these would leave your roof decking to be exposed to water, wind and heat. These elements may not instantly cause harm to your decking, and you may not see visible signs of damage. But make no mistake, they have likely reduced the quality of your roof deck. That said, remember that you need a solid base on which to install new shingles. By replacing your old sheathing, you can ensure better quality and protection for your new roof.
