The roof’s age is a determining factor when deciding between a repair or replacement. An asphalt shingle roofing system has an average lifespan of 20 to 30 years with regular upkeep. A standing seam metal roof can last up to 50 years, while more high-end roofing materials like slate and tile last longer than that. Repair work might not be the best plan if your roof is already past its service life.

The Severity of the Roofing Problem

The severity of the issue is also a determining factor when choosing whether to tackle roof repair or replacement. A small leak requires only minor repairs; however, the only time they become serious is if they become less obvious.
